Calculate self-occupied or let-out property income, eligible interest and the resulting tax effect.
Inputs and definitions
Ownership share, property use, annual value, owner-paid municipal taxes, interest, loan/completion dates and verified ROR/RNOR/NR status for the annual tax comparison.
Method and formula
Calculate the supported house-property result, apply eligible interest and deduction restrictions, and compare the annual Indian tax effect under the selected residency and income scope. Foreign property income, foreign tax credits and treaty relief are excluded. A cash interest payment and an allowable deduction need not be identical.
Illustrative example
For an illustrative let-out property, ₹3 lakh annual value less ₹20,000 eligible municipal taxes gives ₹2.8 lakh net annual value before the statutory deduction and interest calculation.
COMMON QUESTIONS
Before you use the result.
Is my whole EMI deductible?
No. EMI includes principal and interest, which follow different rules. Eligible interest belongs under house property; eligible principal may fall under old-regime Chapter VI-A conditions and limits. Do not claim the whole payment as interest.
Does the new regime allow self-occupied interest?
The supported new regime does not allow the self-occupied housing-loan interest deduction. Let-out property has a different head computation, with restrictions on loss set-off.
How do joint ownership and pre-construction interest work?
Use the attributable ownership/borrowing share and eligible interest, supported by records. Eligible pre-construction interest is generally spread over five instalments from the year of acquisition/completion, subject to the applicable property and deduction conditions.
Can I carry this result into the annual income-tax computation?
After calculating, choose Use in computation. In the Income Tax Computation Tool, match the year and residency, select the property slot and import the saved home-loan facts. That slot is replaced, including eligible current and pre-construction interest facts. Principal repayment is not automatically included in aggregate deductions; review its eligibility and remaining room separately.
